These designs are protected under the terms of both the Canadian Copyright Act & United States Copyright Law and may not be copied or reproduced in any way or by any means, unless you have purchased a Reproducible Plan Package &/or PDF file &/or CAD file and obtained the accompanying license from Adaptive House Plans.
If obtained as part of your purchase, this license or copyright release allows you to legally modify, copy, or reproduce the blueprint for construction purposes. Adaptive House Plans authorizes use of the blueprint/house plan to construct only ONE (1) dwelling, laneway house, carriage home, garage or other building. You must purchase another blueprint or house plan package in order to build any further buildings.
Depending on your local, many cities and municipalities require the services of an engineer(s) licensed in the province or city where you plan to build.
Their role is to review the architectural drawings, design structural elements and provide “sealed” structural drawings to accompany the architectural drawings as part of your building permit application.
In some cases, a geotechnical engineer may also be required to review soil conditions as part of the structural design.
Structural or geotechnical design and on-site field review during construction is completed by a local firm or engineer on a project-by-project basis and is not included with your purchase of an Adaptive House Plans house plan package.
It is important that you consult with your local building department to see if structural drawings are required before applying for building permits. Our plans do not come with an architectural seal. You may need to have your plans sealed locally.
Each of our blueprints were designed and modeled to meet or exceed the requirements of of the British Columbia Building Code (BCBC) 2012 including the latest revisions from December 2014 relating to section 9.36. – updates to effective insulation requirements
Due to varied geography and climate throughout the United States and Canada, each province, state, city, county, and local municipality often has its own building codes and regulations. It may be necessary to modify your blueprints to meet local requirements and varying provincial building codes.
Additionally, you may also need to obtain permits and inspections from you local building department before and during construction.
We authorize the use of the blueprints on the expressed condition that you consult with a local licensed architect or engineer prior to beginning construction and strictly comply with all local building codes, zoning requirements, and other applicable laws, regulations, ordinances, and requirements.
